We set expectations with tenants up front so they understand what is expected. A thorough review of all aspects of the lease agreement is reviewed in-depth with all tenants. Tenants are provided with a clean, safe environment and expected to keep it in the condition in which it was found through the duration of the lease.
Services provided as part of the monthly management fee:
- Marketing for your property
- Showing property to potential tenants
- Application and Tenant screening
- Lease creation and negotiation
- Move-in/Move-out processes
- Verification of utility bills (switch-over and payments)
- Basic Maintenance (repairs of 1/2 hour or less)
- City inspections and licenses where required
- Outsourcing of specialized maintenance/repairs
- Eviction paperwork and court appearances if needed
- Monthly summary of property activity

- Electronic copies of all rental documents
- A reliable contact person for your tenants
- A source for competitively priced maintenance/repairs
- Knowledge of the local rental market
- Quarterly drive-by’s of all properties
- Scheduled visits of all properties for interior inspections (twice a year)

Management Fees:
- Set-up fee of $250.00 per lease agreement
- 10% of rent collected each month
- Major replacements/repairs are pass-through costs to the property owner

- Lawn cutting/Gutter cleaning
